Extensions In the first instance, if you have not made a prior enquiry to your local planning authority, we will establish whether or not your proposal requires formal planning consent – recent legislative changes mean that some issues can be dealt with as ‘permitted development’ thereby requiring building regulations approval only – in certain circumstances you may also find that your proposal is exempt from all approval processes but such cases are rare. In the first instance I would usually meet with you, assess your proposal and provide a written quotation for the works required including all council submission charges and related expenses. I would also advise whether or not your proposal would need agreement with your neighbour(s) within the requirements of the Party Wall Act (1996) and fully outline this important (and little known piece of legislation) but vital to both yours and your neighbours rights. |
